How to spot the warning signs early — and save yourself thousands in water damage, energy loss, and emergency repairs.
Your roof is one of those things you don’t think about — until you have to. Most property owners only notice their roof when there’s a stain spreading across the ceiling or shingles in the yard after a storm. By then, you’re not making a planned investment; you’re managing a crisis.
The good news? Roofs almost always tell you they’re failing well before they actually fail. You just have to know what to look for. At Ram Roofing, we’ve inspected thousands of homes and commercial properties across the Miami Valley and the greater Dayton area, and the same warning signs show up again and again. Here are the five most important ones.
1. Your Roof Is Pushing 20 Years Old
Most asphalt shingle roofs — the most common type in our region — are designed to last 20 to 25 years. Some premium architectural shingles can stretch to 30, but Ohio’s freeze-thaw winters, hail-prone storm seasons, and humid summers tend to shorten that timeline.
If you don’t know how old your roof is, check your home or building purchase paperwork or ask the previous owner. A professional inspector can also estimate the age based on the condition of the shingles and underlayment. Once you’re past the 20-year mark, you’re on borrowed time — and waiting until something fails is almost always more expensive than replacing proactively.
2. Shingles Are Curling, Cracking, or Missing
Walk around the building and look up. Healthy shingles lay flat and uniform. Failing shingles do one of three things:
- Curl at the edges or corners — a sign the shingle has lost its flexibility and protective oils.
- Crack across the surface — usually caused by thermal cycling (the freeze-thaw-freeze pattern that defines an Ohio winter).
- Go missing entirely after high winds — and once one is gone, the surrounding shingles are exposed and will fail faster.
A few damaged shingles can usually be repaired. Widespread curling or cracking across multiple slopes? That’s your roof telling you it’s time.
3. Granules in the Gutters
Asphalt shingles are coated with small mineral granules — they’re what give your roof its color and, more importantly, what protect the asphalt underneath from UV damage. As shingles age, those granules wash off in heavy rain and end up in your gutters and downspouts.
Next time you clean your gutters, look closely. A small amount of granule loss is normal, especially on a newer roof. But if you’re scooping out what looks like coarse black sand by the handful, your shingles are losing their protective layer fast. Once granule loss accelerates, the shingles underneath start to deteriorate quickly.
4. Sagging Rooflines or Soft Spots
This one is serious. If you can see any visible dip, wave, or sag in your roofline from the street or parking lot, that’s a structural issue — not a cosmetic one. It usually means moisture has gotten under the shingles and rotted the roof decking (the wooden boards underneath), and in some cases the rafters themselves.
Sagging roofs don’t get better. They get worse, sometimes suddenly, and a full collapse — though rare — is genuinely possible if ignored long enough. If you spot sagging, call a professional immediately. Don’t wait for the next big storm to load it up.
5. Water Stains, Mold, or Daylight in the Attic
Your attic is the early-warning system for your roof. Once or twice a year, grab a flashlight and head up there. Look for:
- Dark stains or streaks on the underside of the roof decking
- Visible mold or mildew growth (often greenish-black)
- Pinpoints of daylight coming through the roof boards
- Insulation that feels damp or compressed
Any of these means water is getting in. Even a slow leak you can’t see from the outside can ruin insulation, encourage mold, and rot framing within a year or two.
